DATACENTER: Build or Rennovate?

Forgive me if this has been kicked around recently, but I'm fairly new to
the list..  I'm interested in hearing opinions, experiences, and unfounded
allegations on the subject of building a data center from scratch vs.
rennovating a suitable structure.  By "suitable" I mean brick construction
in a good location, but not necessarily ideal in other respects.  By "data
center" I mean the kind of place you would like to co-locate.  :)

Could rennovation end up being more expensive in the long run?  Might it
save time?  What kind of pitfalls could we expect with the building
inspector and what might make a building particularly ill-suited?
